Joe Badby

Land & Development Director


Founder of Cornerstone LDN and with over 9 years experience in the built environment sector. Joe brings together a wide ranging, interlinked skillset. A trained town planner and urban designer, he spent 3 years working for an architects practice utilising his design skills to find creative solutions to his clients problems.

Joe then stepped into the property industry as Acquisitions Executive for a highly regarded development firm specialised in obtaining planning consent on challenging sites.

Most recently he was the head of Land & Residential Development at one of London’s largest independent property estate agencies. During this time Joe disposed of over £50m of real estate assets and gained new homes instructions worth over £225m. It is this track record for achieving successful outcomes for both his vendors and clients, his work ethic and positive communication that means he continues to work with a vast and ever growing client base.

Matt Gibbard

New Homes Director


Matt has 8 years experience in the property industry and specialises in New Homes sales and consultancy. In his past roles as a manager at several high street agencies he has directly managed, advised and sold hundreds of millions of pounds of real estate building an impressive track record of success and gaining a number of awards for being the top New Homes Sales Agent.

He works closely with developers to provide consultancy on projects and coordinate site launches and marketing campaigns. Matt leads from the front qualifying potential buyers, conducting viewings, negotiations, gaining offers and undertaking sales progression.

No matter what the market conditions, he is enthusiastic, resilient, tenacious and thrives in a fast-paced results driven environment. Matt is resourceful, innovative, and highly effective in adding value, firmly believing that service is the key to success.
